Painting Handyman in San Francisco

Not every paint job needs a crew. A bathroom, a bedroom, a hallway or a set of doors can be a good fit for a painting handyman who does the prep carefully and cleans up afterward. The Handyman SF sends local handymen for interior painting in homes and small commercial spaces across San Francisco and the Bay Area.

What handyman painting covers

  • Small rooms: bathrooms, powder rooms, bedrooms, home offices and hallways.
  • Trim and doors: baseboards, door casings, interior doors and window trim.
  • Accent walls: one wall in a new color.
  • Ceilings: small rooms and bathroom ceilings with mildew stains, after cleaning.
  • Prep work: filling holes, sanding, caulking gaps, spot-priming patches and stains.
  • Protection and cleanup: covering floors and furniture, taping edges and cleaning up when done.

Painting in San Francisco homes

Bathrooms: Damp, foggy neighborhoods and small bathrooms with weak ventilation lead to mildew on walls and ceilings. Painting over mildew doesn't solve it. The surface should be cleaned and treated first, and a paint made for humid rooms helps it last longer.

Old plaster and trim: Many older flats and Victorians have plaster walls, detailed trim and many layers of old paint. Cracks and uneven spots need to be filled and sanded before paint, or they show through.

Lead paint: Homes built before 1978 may have lead-based paint under newer layers. Sanding, scraping or removing painted surfaces in pre-1978 homes requires lead-safe work practices under federal rules. Tell us the age of your building when you book.

Rentals and HOAs: In rentals and condos, check color approvals and building rules on work hours and shared hallways before booking.

How to prepare for handyman painting

  • Choose the color and sheen, and buy the paint or share the color name.
  • Move small items, wall hangings and furniture away from walls where you can.
  • Plan for ventilation and for the room to be out of use while it dries.
  • Send photos of the room so time and materials can be planned.

When to hire a painting contractor

Whole-home interiors, exterior painting, work on high ladders or scaffolding, large areas of peeling paint and lead abatement belong with a licensed painting contractor. In California, unlicensed handyman jobs must stay under $1,000 including labor and materials, so interior painting by a handyman is limited to smaller rooms and touch-ups.

Painting a San Francisco house: what the job really involves

Asking costs nothing. Describe the job and it goes to local independent pros who paint houses in your area - up to three of them - and they contact you to look at it and quote. The Handyman SF does not do the work and never charges you for the introduction.

A request that arrives during the day goes out to pros the same day; one that comes in overnight goes out the next morning. There is no 24-hour crew on standby, and any painter who promises one should be asked how.

What a painting job here usually covers - and what it does not

Usually covered

  • Interior walls, ceilings, trim, doors and cabinets
  • Exterior siding, stucco, trim, railings and fences
  • Surface preparation: scraping, sanding, filling, priming
  • Colour matching to existing paintwork and to original trim

Not this job

  • Dry rot and structural repair found under the paint - a separate trade and often a separate licence
  • Lead abatement, which is a licensed speciality of its own and not the same thing as working lead-safe
  • Roof coatings and waterproofing systems
  • Anything needing a permit, which changes who may legally do the work

Before 1978, the paint itself is regulated

The EPA's Renovation, Repair and Painting rule is plain about who it covers: "anyone who is paid to perform work that disturbs paint in housing and child-occupied facilities built before 1978 must be certified". Much of San Francisco's housing was built long before that date, so this is the ordinary case here, not the exception.

It certifies the firm, not only the person holding the sander, and scraping counts as much as a full repaint. Ask for the certification before preparation starts, not after.

Fog on one side of the hills, sun on the other

San Francisco is not one climate. The neighbourhoods facing the Pacific take the marine layer head-on, while the hills keep much of it off the eastern side of the city, which runs warmer and brighter on the same afternoon. An exterior on the west side spends far more of its life damp, and that is a coating decision rather than a colour one.

Wood takes moisture from the air and gives it back - the US Forest Service's work on equilibrium moisture content is why a door binds in one season and swings free in the next. Paint slows that exchange; it never stops it.

Questions people actually ask first

What does it cost to ask?
Nothing. You are never charged for describing the job or for being put in touch. The pro who comes out gives you the price, and you deal with them directly from there.
How quickly will someone get back to me?
A request that arrives during the day goes out to local pros the same day, and one that arrives overnight goes out the next morning. How fast a particular painter calls is up to them - which is why the job goes to more than one.
My house is from the 1920s. Does the paint have to be tested?
Any paid work that disturbs paint in a home built before 1978 falls under the EPA's lead rule, and the firm doing it has to be certified for that. Ask to see the certification; it is the single most useful question on this page.
Can I paint the brick front of my building?
San Francisco Planning says it directly: "The Planning Department does not regulate paint color; however, unpainted masonry buildings in Article 10 Historic Districts may need a permit in order to be painted or applied with stucco." The colour is yours; painting bare masonry in a historic district is a permit question first.
The paint on my west-facing wall fails every few years. Why?
That side of the city sits in the marine layer far more of the year, so the wall is damp for longer and dries more slowly. It is usually a preparation and product question rather than a brand question, and it is worth raising with whoever quotes.

What to ask before anyone starts

  • If the house predates 1978: what is the firm's EPA lead-safe certification, and may I see it?
  • What is the CSLB licence number and class, and does this job need a permit? Any number can be checked at cslb.ca.gov.
  • Is the building in an Article 10 historic district, and does any unpainted masonry get painted?
  • Which coating line is being specified? California limits VOCs statewide and the Bay Area air district keeps its own architectural-coatings rule on top of that.
  • Have you prepared stucco over wood lath and redwood siding before, and how do you treat each?

Where these facts come from: EPA Renovation, Repair and Painting, SF Planning historic preservation FAQ, CSLB C-33 classification, BAAQMD Regulation 8, Rule 3, US Forest Service, wood moisture.

Painting Services in San Francisco: common questions

Can a handyman paint a room in California?

Yes, for small jobs. In California, a handyman without a contractor license can take jobs under $1,000 including labor and materials. That usually fits a small room, a bathroom, trim or doors. Larger or whole-home painting needs a licensed painting contractor.

What is the difference between a painting handyman and a painter?

A painting handyman handles small interior jobs, often alongside repairs like patching drywall or replacing trim. A licensed painting contractor handles whole-home interiors, exteriors and large projects that go beyond the handyman limit.

Can you paint over mildew in a bathroom?

It isn't a good idea. Mildew comes back through the paint. The surface should be cleaned and treated, left to dry, then primed and painted with a paint made for humid rooms. Better ventilation also helps.

Do I need to worry about lead paint in my San Francisco home?

If your home was built before 1978, lead-based paint may be under newer layers. Sanding or scraping those surfaces requires lead-safe work practices. Tell us the building's age when booking so the work can be planned properly.

Should I buy the paint myself?

You can buy it yourself or share the color name, brand and sheen. Having the exact color and enough paint on hand helps the job get done in one visit. Book 24/7 at (415) 449-8213.
