Drywall Repair in San Francisco

Door knobs punch through walls, anchors pull out, movers gouge corners and old leaks leave soft, stained spots. A drywall repair handyman cuts out the damage, patches it and finishes the surface so it disappears under paint. The Handyman SF handles drywall repair across San Francisco and the Bay Area.

Drywall repair services we handle

  • Nail pops, screw holes and anchor holes from old mounts
  • Door-knob holes and fist-size holes, patched with a backer or new drywall piece
  • Larger holes cut back to framing and replaced with a new section
  • Cracked seams and corners, including damaged corner bead
  • Areas left stained or soft by a leak that has already been fixed
  • Texture matching and priming so the patch is ready for paint

Drywall or plaster? Check before you book

Many San Francisco homes built before 1940, especially Victorians and Edwardians, have lath-and-plaster walls, while later remodels usually used drywall. A single flat can have both. Plaster sounds harder when tapped and is often thicker, and it is repaired differently, so tell us the age of the building and send a close photo of the damage. Patching plaster with drywall compound alone often cracks again.

Drywall compound needs time to dry between coats, and damp, foggy weather near the coast slows it down. A smooth, paint-ready repair can take more than one visit, or a return trip for the final coat.

How to prepare

  • Photograph the damage close up and from a distance to show the texture.
  • Clear furniture from the wall and move anything fragile.
  • If you want the patch painted, have the leftover paint or the paint name and sheen.
  • Renters: patching before move-out is common, but check what your lease says about repairs.

When a drywall job needs more than a handyman

If the stain is still wet or growing, the leak has to be found and fixed first, sometimes by a licensed plumber or roofer. Widespread mold, cracks that keep widening, sagging ceilings or damage after an earthquake point to a moisture or structural problem for a licensed contractor. Handyman jobs in California must stay under $1,000 including labor and materials, so rehanging whole rooms is contractor work.

Plaster or drywall: in San Francisco they are two different trades

Asking costs nothing. Describe the wall and the job goes to local independent pros who do that work - up to three of them - and they quote it. The Handyman SF does not do the work and never charges you.

The first question about a hole in a San Francisco wall is not how big it is. It is what the wall is made of, because the state licenses plaster and drywall as separate trades and much of this city is still plaster.

What a wall repair usually covers - and what it does not

Usually covered

  • Holes, cracks, dents and water-stained board
  • Taping, skim coating and matching an existing texture
  • Patching original lath-and-plaster
  • Popped nails and screws, and corner bead damage
  • Priming the patch ready for paint

Not this job

  • Finding and fixing the leak that stained the wall - a plumbing or roofing job first
  • Asbestos abatement if a survey finds it in the texture or the tape
  • Structural cracking and anything load-bearing
  • Mould remediation

Two licence classes, two different walls

The Contractors State License Board defines C-9 as drywall: "A drywall contractor lays out and installs gypsum wall board and gypsum wall board assemblies including nonstructural metal framing members, and performs the taping and texturing operations."

Plaster is C-35, a separate class: "A lathing and plastering contractor coats surfaces with a mixture of sand, gypsum plaster, quick-lime or hydrated lime and water, or sand and cement and water." Patching original lath-and-plaster is that trade's work, not a drywall contractor's.

Why old plaster fails where you hit it

Plaster on wood lath holds on by its keys - the plaster that squeezed through the gaps between the lath strips and hardened on the far side. They share the load between them, so when a few break the neighbouring keys take more, and the damage spreads instead of staying where it started.

That is also why so many old San Francisco flats have a picture rail near the ceiling: hanging from a rail and a hook is how you put art on a plaster wall without driving nails into it.

Questions people actually ask first

What does it cost to ask?
Nothing. There is no charge for the request or the introduction; the pro quotes the patch when they see it.
How quickly will someone get back to me?
A request that arrives during the day goes out to local pros the same day; one that comes in overnight goes out the next morning.
My wall is old plaster, not drywall. Is that the same trade?
No. The state licenses them separately - C-9 is drywall, C-35 is lathing and plastering. Patching original plaster properly is C-35 work, and it is a fair question to ask before someone starts.
The crack above my door keeps coming back. Why?
A crack that reopens in the same place is usually reporting movement rather than a bad patch. USGS mapping puts the city's most vulnerable ground on the fill laid over former bay floor, and buildings on it settle and shift. Worth diagnosing before filling it a second time.
Can I hang a heavy mirror on a plaster wall?
Carefully, and ideally not with a nail. Plaster holds on by keys behind the lath, and breaking a few makes the neighbours carry more. That is exactly why those flats have a picture rail.

What to ask before the patch

  • Is this wall lath-and-plaster or drywall - and if it is plaster, does the contractor hold C-35 rather than only C-9?
  • If the building predates 1978, are lead-safe practices being used when cutting into or sanding old paint?
  • Has the texture coat or joint tape been checked for asbestos before anyone sands it?
  • Is this a shared or party wall, or part of a fire-rated assembly? That can change whether a permit is needed.
  • If this crack has reopened before, what will be done to find out why, rather than patching it a second time?

Where these facts come from: CSLB C-9 classification, CSLB C-35 classification, BAAQMD asbestos programme, EPA Renovation, Repair and Painting, USGS, Bay Area liquefaction maps, SF soft-story retrofit programme.

Drywall Repair & Patching in San Francisco: common questions

Can a handyman do drywall repair?

Yes. Patching holes, cracks, nail pops and damaged corners is standard handyman work. The handyman patches, applies compound in coats, sands and primes so the repair is ready for paint. Rehanging whole rooms is larger work for a licensed contractor.

How long does a drywall patch take to finish?

Small holes can often be finished in one visit. Larger patches need several coats of compound that must dry between coats, and damp coastal weather slows drying, so a paint-ready finish may take a return visit.

Can you match the texture of my wall?

Texture matching is part of the repair. Send a photo of the wall from a slight angle so the texture shows, and the handyman will blend the patch into the surrounding surface before priming.

Is my San Francisco wall drywall or plaster?

Homes built before about 1940 often have lath-and-plaster walls, which sound solid and feel harder than drywall. Many older flats mix both after remodels. Tell us the building age and send a photo so the right repair method is used.

Should I fix water-damaged drywall before the leak is repaired?

No. Fix the leak first, then let the area dry fully before patching. If the stain is still damp or growing, a licensed plumber or roofer should find the source, or the new patch will fail.
